How Long Does a Pool Safety Certificate Last?

A pool safety certificate in Queensland lasts 2 years for a non-shared (residential) pool and 1 year for a shared pool (such as a body corporate or rental complex pool). Once expired, you’ll need a new inspection to obtain a fresh certificate before selling or leasing.

When Does a Certificate Expire?

The certificate expires 2 years (or 1 year for shared pools) from the date the certificate was issued, not from the date of inspection. The inspector has 2 business days to issue the certificate after a successful inspection.

When Do You Need a Current Certificate?

Selling a Property

You need a pool safety certificate dated within the last 2 years (for a non-shared pool) before settlement when selling a property with a pool. If your certificate has expired — even by a day — you’ll need a new inspection.

Leasing a Property

For new tenancy agreements, you need a certificate issued within the 90 days before the tenancy starts. This is a tighter window than the sales requirement. Even if you have a valid 2-year certificate, it may be too old to satisfy the leasing requirement.

Shared Pools

Shared pool certificates must be renewed annually. The body corporate or owner must ensure the certificate doesn’t lapse.

What Happens When a Certificate Expires?

An expired certificate is not a fine or a penalty in itself — you’re only required to hold a current certificate when selling or leasing. However:

  • You cannot legally complete a sale or start a new tenancy without a valid certificate (unless using a Form 36)
  • If your pool has deteriorated or been modified since the last inspection, it may not pass

How Long Does a New Inspection Take?

Our inspections typically take 30–60 minutes for a residential pool. If the pool passes, the certificate is issued within 2 business days. If repairs are needed, the re-inspection is $99 and is usually done within a few days of you completing the work.

Plan Ahead — Don’t Leave It to the Last Minute

If you’re selling, book the inspection 4–6 weeks before your expected settlement date. This gives you time to fix any issues and get the re-inspection done if needed.
